Terms & Conditions

Welcome to Trail Haven Lodge. These Terms and Conditions (“Terms”) govern your use of the website and booking services for Trail Haven Lodge, located in Marienville, Pennsylvania.

By using this website or making a reservation, you agree to these Terms.

1. Parties

This agreement is between:

  • Owner: Trail Haven Lodge

  • Property: Trail Haven Lodge Marienville, PA

  • Guest: The individual completing the reservation

The “Guest” and all accompanying individuals (“Rental Party”) are bound by these Terms.

2. Nature of Rental

This is a short-term vacation rental. Guests are transient occupants, not tenants, and no landlord-tenant protections apply.

Guests may NOT:

  • Use the property as a permanent address

  • Receive mail or packages

  • Register vehicles or individuals at the address

3. Property Use & Condition

The property is privately owned and must be treated with care.

Guests agree to:

  • Maintain the property in good condition

  • Leave it in similar condition as upon arrival

4. Rental Party Responsibility

The primary Guest:

  • Is responsible for all members of the Rental Party

  • Assumes liability for damages, behavior, and safety

 

5. Conduct & Noise Policy

Guests must not disturb neighbors or the community.

  • Quiet hours: 9:00 PM – 7:00 AM

  • Complaints may result in immediate eviction without refund

 

6. Occupancy Limits

  • Maximum occupancy = number of guests listed at booking

  • Overnight guests = anyone present between 11:00 PM – 7:00 AM

  • Unauthorized guests may result in eviction

 

7. Booking Term

The rental period begins and ends based on:

  • Check-in and check-out dates selected at booking

  • Any approved written modifications

 

8. Check-In / Check-Out

  • Check-in: As stated at booking

  • Check-out: As stated at booking

Late departure penalties:

  • Additional day charge my apply

Early/late requests:

  • Must be requested 24+ hours in advance

  • Subject to availability and fees

 

9. Guest Requirements

  • Minimum age: 21 years old

  • Valid ID may be required

  • Credit card verification may be required

 

10. Prohibited Activities

Strictly prohibited:

  • Criminal activity

  • Firearms (without prior written approval)

  • Hazardous items or fireworks

Violations may result in:

  • Immediate eviction

  • Law enforcement involvement

 

11. Smoking Policy

  • Smoking/vaping is prohibited unless explicitly allowed

  • Violations may result in a $250 cleaning fee

12. Security & Surveillance

  • Exterior security cameras may be in use

  • No interior surveillance in private areas

 

13. Pet Policy

  • Pets must be disclosed at booking

  • Fees apply if permitted

  • Undisclosed pets = minimum $200 fine + possible eviction

Service animals are permitted as required by law.
Emotional support animals are treated as pets unless legally required otherwise.

 

14. Payments

Guests agree to pay:

  • Total reservation cost

  • All applicable fees and taxes

Failure to pay may result in:

  • Reservation cancellation

  • Legal recovery + $150 processing fee

 

15. Cancellation Policy

Cancellation terms are shown at booking.

  • Cancellations made 14 days or more before arrival will receive a full refund.

  • Cancellations made less than 14 days before arrival will incur a $100 cancellation fee.

  • Cancellations made on the arrival date, or no-shows, are non-refundable.

No refunds for:

  • Late arrival

  • Early departure

  • Unused nights

Travel insurance is strongly recommended.

 

16. Damage Waiver

A damage waiver (if purchased) covers reported accidental damage only.

  • Unreported or excessive damage may result in additional charges

  • Coverage decisions are handled by the provider (e.g., Waivo)

 

17. Cleaning

  • Cleaning fees (if applicable) are shown at booking

  • Guests must report cleanliness issues upon arrival

Additional cleaning due to misuse may result in extra charges.

18. Parking

  • Parking details are provided in listing information

  • Illegal parking may result in towing at Guest expense

Property Owner is not responsible for:

  • Vehicle damage

  • Theft

 

19. Maintenance & Amenities

The Property Owner will attempt to maintain all systems and amenities.

However, no guarantees are made regarding:

  • Utilities

  • Internet

  • Appliances

No refunds will be issued for temporary failures.

 

20. Acts of God / Emergencies

In case of mandatory evacuation orders:

  • Guests must vacate immediately

  • Prorated refunds will be issued for unused nights

Weather or travel disruptions do NOT qualify.

 

21. Liability & Indemnification

Guests use the property at their own risk.

Guests agree to hold harmless:

  • Owner

  • Representatives

  • Service providers

From any claims involving:

  • Injury

  • Loss

  • Property damage

 

22. Violations & Eviction

Violation of these Terms may result in:

  • Immediate eviction

  • Loss of all payments

 

23. Governing Law & Dispute Resolution

This Agreement is governed by the laws of the Commonwealth of Pennsylvania.

Disputes will be handled through:

  1. Mediation

  2. Binding arbitration under the rules of the
    American Arbitration Association

 

24. No Waiver

Failure to enforce any part of these Terms does not waive future enforcement rights.
